MSKTD BUILD, LLC was developed in 1996 out of a growing need from MSKTD & Associates, Inc. clients for turn-key project management services. We are a design-led design/build firm which serves our clients as needed to minimize project oversight and coordination on the Client's behalf and provide a single point of contact throughout every phase of the project.
It is the objective of MSKTD BUILD, LLC to provide competent and responsive services to our clients by implementing a pro-active and positive team approach to manage complex fast-track projects with integrity and insight. This team mentality joins together the Client, the designers, and the sub-contractors with a focus on a common goal - providing a quality product on-time and on-budget.
Design-Build Method of Delivery
Design-Build is a procurement method where one entity or consortium is contractually responsible for both design and construction of a project. Design-build is not a new concept. In centuries past, it was the only procurement method available. Its roots originate in the ancient "Master Builder" concept where responsibility for both design and construction resided with one person. A design-build team is jointly involved in producing a product that meets a client's needs rather than merely acting as professional advisors. Collaboration of designers and builders is the foundation of design-build.
Recent surveys reveal that design-build project delivery continues to grow in popularity as it overpowers other traditional methods. Research has revealed that, among other advantages, shortening project duration is one main reason why owners select design-build. But for design-build to maintain its current success, the collaborative system has to live up to owners' expectations and continue to surprise the world with its ability to deliver projects with unbeatable speed.
The planning process should start with the up-front selection of design solutions and include the adoption of the construction means, methods and techniques. The project plan therefore needs to be developed by a planning team of senior design, construction and scheduling professionals from within the design-build entity, rather than just by senior planners with input from design and construction professionals, as is common. By doing so, there is greater intensity, knowledge and thought poured into the schedule earlier in the process and a greater commitment to implement the schedule when the project is under way. Cramming 9 months worth of work into 6 months is rarely an easy proposition!
While integrated teams are proven to deliver projects faster than firms working through traditional methods, a design-build firm with full resources and personnel under one roof is even more efficient. There is a common goal and a focus on the project. An in-house design-build firm is able to streamline communications and logistics in ways teams comprised of separate firms cannot.
Construction performed utilizing the design-build method of project delivery can begin with only about 30 to 50% of the design completed. Working with a design-build firm, where all planning, logistics, communications, design and construction is handled in-house, is responsive to our clients drive for efficiency.
Primary design-build selection factors include: establish cost, reduce cost, establish schedule, shorten duration, reduce claims, large project size/complexity, and constructability/innovation.

This turnkey or single source of responsibility compares to so-called traditional bid contracting, which holds that an owner commissions an architect or engineer to prepare design specifications and separately selects a construction contractor by competitive bid.
Today, more than 50 percent of all U.S. commercial construction is designated design build - combined with more than 70 percent of all non-residential construction activity in Europe and Japan. The threshold of Owner involvement in design and bidding, which marks the boundary between Design-Build and Design-Bid-Build, can be used to measure an owner's propensity to use either procurement method. It is fully tailorable to any owner, as owner-specific inputs are used.

Project Manager/Cost Estimating/Value Engineering
Pete's construction background brings "build ability" to our ideas. He serves as our link between the construction and architectural domains by bringing a contractor's point-of-view to a project, which results in good, cost-effective design decisions.
As director of our "Build" division, he has been responsible for managing the successful design and construction of medical projects such as Premier Ambulatory Surgery Center and Dupont Surgery Center. Commercial projects have included North Pointe Cinemas in Warsaw, IN, and construction management services for the new luxury suites and press boxes at the Michigan International Speedway. Industrial projects have included a Spiral Freezer addition for Edys Ice Cream and a major plant expansion for Ford Meter Box in Wabash, IN. Public projects have included the construction administration of the design and construction of 11 branch locations for the Allen County Public Library system. Currently under design and construction is the new corporate Campus for Vera Bradley Designs.
Of note in Pete's resume is his work with federal agencies including Housing and Urban Development and the Department of Defense. HUD projects have included those in the cities of Fort Wayne, Angola, Kendallville, Fremont, and Rome City. Regional DOD projects have included the Indiana Air National Guard, Ft Wayne, IN and the Ohio Air National Guard in Springfield, OH.

The exception to the rule - that's how many of our Clients and Contractor friends would describe MSKTD Build's newest principal. Working with MSKTD Build since 1999, Heather's engineering background provides an acute technical understanding of the design intent and detailing, while her personal and practical approach to project management provides an effective conduit for the successful implementation of the project in the field.
As Senior Project Manager for MSKTD Build, Heather has been involved with commercial and public projects including design coordination and construction of the new Operations Warehouse and Offices for Vera Bradley Designs, administration of the design and construction of 11 branch locations for the Allen County Public Library system; an addition to North Pointe Cinemas in Warsaw, IN; construction management services for the new luxury suites and press boxes at the Michigan International Speedway; construction management services for the Kruse WWII Victory Museum in Auburn, IN; and construction management services for a remodel of an existing office building for Eastern Engineering. Medical projects include Dupont Surgery Center; and new office buildings for Brooklyn Medical Associates in Kendallville, IN; Dr. Conley in Warsaw, IN; Drs. Stetzel & Gebfert in Fort Wayne, IN; and Ear, Nose, and Throat Associates, PC in Fort Wayne and Warsaw.
Heather also provides cost estimating and value engineering services during the design phase for many of MSKTD & Associates' projects.
